Polski Holding Nieruchomości (PHN) has submitted a building permit application for the first phase of the revitalization of the Wilanów Housing Estate in Warsaw. This initial phase involves modernizing four buildings located at the intersection of Lentza and Królowej Marysieńki streets. The first phase will deliver approximately 90 comfortable apartments while preserving the estate’s distinctive 1980s architecture.
The project includes replacing existing elevators in the taller buildings and installing new ones in the lower-rise buildings that previously lacked them. The scope of work also includes adding new balconies, enlarging window openings to modernize the windows, installing photovoltaic systems, and creating green terraces. The revitalization will be complemented by comprehensive improvements to the shared spaces. The project will harmoniously blend the unique character of the existing buildings with modern technical, functional, and eco-friendly solutions.
– The revitalization of the Wilanów Housing Estate is a model project for modernizing existing housing stock. We are demonstrating that precast concrete buildings can be successfully adapted to meet contemporary technical, functional, and environmental standards. We believe this investment will set a benchmark for similar revitalization projects across Poland. Applying for the phase-one building permit is a major milestone for this venture – said Jacek Krawczykowski, Vice President of the Management Board for Investment at Polski Holding Nieruchomości S.A.
The Wilanów Housing Estate revitalization project is being carried out under PHN’s “New Start” strategy for 2025–2030. This strategy focuses on developing modern, sustainable housing and upgrading the quality of existing properties. The administrative process for issuing the building permit is currently underway. Once approved, PHN plans to begin construction, which is scheduled to take at least 18 months.
