Polski Holding Nieruchomości and The Shire – Beyond Coworking have signed a contract under which the premium flex office operator has taken about 3,200 sqm of space in the Be The One building in the Wilanów Office Park complex. The contract was concluded under the management agreements formula.
The formula of the contract, which is not a simple lease agreement, means that the offices will be jointly managed by Polski Holding Nieruchomości and The Shire – Beyond Coworking. The operator of flexible workspaces will focus on ensuring comfortable daily office operations. It will provide, among others, technical maintenance, security, Internet and cleaning, as well as reception and coffee service.

Our talks have resulted in a mutually satisfactory agreement that opens up new opportunities for both PHN and The Shire – Beyond Coworking. The joint space management model is our first experience of this kind. One advantage of the Wilanów complex is the low height of the buildings and the surrounding greenery. This makes Wilanów Office Park more likely to be associated with a quiet office campus in the suburbs rather than with a metropolitan office district. Another advantage of the location, especially for employees using public transport, is the recently launched tram line.
“The new location of The Shire – Beyond Coworking in Wilanów is another strategic step in the development of our network in Poland. We are seeing a growing demand for flexible office solutions in this district of Warsaw. The Wilanów Office Park building has provided more than 300 comfortable workstations in serviced offices. Tenants can use conference and meeting rooms equipped with video conferencing systems, rooms for quiet individual work and phone booths for calls. Those working at ul. Branickiego 15 can also enjoy open common spaces, ideal for relaxation or socializing, holding less formal meetings, but also for regular work.
In signing the agreement, The Shire – Beyond Coworking was supported by experts from Workthere’s collaborative teams and tenant representation from the office leasing department of Savills, a consultancy.
