Polski Holding Nieruchomości (PHN) has signed an agreement with ZAB-BUD to serve as the general contractor for the Foksal 10 Apartments development in Warsaw. Work is scheduled to begin in the fourth quarter of 2026, with completion targeted for late 2028. The project marks a new chapter in PHN Group’s residential business, expanding its presence in the luxury real estate segment.
The development will take shape within the former Maria Przeździecka Palace at 10 Foksal Street, one of Warsaw’s most coveted addresses. The historic landmark will undergo restoration and redevelopment, transforming it into a premier residential location. The general contractor will manage all phases of the construction process including securing the occupancy permit.
– Foksal 10 Apartments is an exceptional development, blending the building’s historic character with the highest standards of contemporary residential construction. The standard of the project will match the prestige of the property and its prime location. This marks another tangible step towards implementing our ‘Fresh Start’ strategy, where expanding PHN Group’s residential development capabilities remains a key priority – said Wiesław Malicki, President of the Management Board of Polski Holding Nieruchomości S.A.
Foksal 10 Apartments is an intimate boutique development comprising seven luxury residences ranging in size from 145 to 195 sq m. Its crowning feature will be a penthouse spanning more than 500 sq m and occupying the building’s entire top floor. Plans also include a two-level underground garage with 25 parking spaces serviced by a modern vehicle elevator. Residents will enjoy a 24/7 concierge service, a spa and wellness area, a fitness centre, and spacious private storage units.
The project’s general contractor will be ZAB-BUD.
– Every project we take on represents a commitment to high quality, efficient execution, and meticulous attention to detail. These values become even more crucial when balancing modern technical requirements with historic architecture. Foksal 10 Apartments is precisely such an undertaking, requiring technical expertise, precision, and respect for the building’s heritage. The signing of today’s agreement is a major milestone in bringing this exceptional development to life, and it marks the start of a partnership founded on professionalism, mutual trust, and a shared commitment to quality. We are grateful for PHN’s trust and the opportunity to be part of this undertaking – said Andrzej Zaboklicki, President of the Management Board of ZAB-BUD Sp. z o.o.
Erected around 1890, the building at 10 Foksal Street originally served as a grand residence for Countess Maria Przeździecka. During the interwar period, it housed the Japanese diplomatic mission. The revitalisation work will preserve the property’s architectural character
while restoring its original grandeur.
Sales for Foksal 10 Apartments are scheduled to begin at the turn of 2026 and 2027.
