With the implementation of the Strategy, by 2030 PHN will be an optimized, growing, eco-friendly, modern solutions-based integrator in the real estate market.
Implementation of the Strategy will bring a marked increase in financial performance and scale to the PHN Group. The Strategy envisages achieving the following financial targets:
The Strategy is based on 4 business pillars: Development, Rental, Construction and PRS, covering institutional rental services for residential units. Basing the Strategy on 4 pillars will allow us to achieve ambitious business goals:
Pillar 1. Development
Development includes activities in the residential and single-family housing market. The pillar’s strategic goal is to build more than 3,200 housing units in 2025-2030.
Pillar 2. Rental
The Rental pillar is concerned with the rental of office, warehouse and retail space and the implementation of investment projects for this purpose. Under this pillar, PHN intends to build more than 40,000 sqm of new A-class office space and more than 600,000 sqm of new warehouse space in 2025-2030.
Pillar 3. Construction
The Construction pillar, which performs construction services, particularly for the housing, industrial and infrastructure sectors, has a goal of completing construction contracts worth more than PLN 2,740 million in 2025-2030.
Pillar 4. PRS
A complementary business area expanding the existing value chain to include institutional rental services for residential units and relying primarily on its own properties. It is expected to deliver more than 30,000 sqm of PRS space in 2025-2030.
The Strategy will be based on the implementation of 15 strategic initiatives, divided between four areas – optimization, growth, green transformation and modern solutions. In the area of optimization, initiatives will include optimization of assets, organizational structure, processes and capital structure. The growth area includes initiatives concerning profitability and liquidity, service portfolio, operational synergies and cooperation with state-owned entities. In the area of green transformation, it is planned to implement an ESG strategy, reduce CO2 emissions by 42% by 2030 through investments in photovoltaic farms, among others, and create a portfolio of green solutions for the investment projects. The last area – modern solutions – will involve creating a portfolio of innovative solutions for the investment projects and the implementation of AI solutions.
