Polski Holding Nieruchomości successfully develops its activity in the residential construction segment in another regional market. One of the buildings in the ŁAN estate in Wrocław has been topped out, which means that the construction stage has been completed and the general contractor is starting facade finishing and installation works. More than 170 apartments will be delivered in H1 2024.
ŁAN estate is the first residential project being developed in Wrocław by Polski Holding Nieruchomości, a company listed on the Warsaw Stock Exchange. It is located in the dynamically developing north-eastern part of the capital of Lower Silesia, on Zatorska Street in the Zakrzów – Psie Pole district. The general contractor for the estate, Chemobudowa – Kraków S.A. of the PHN Group, has just completed the shell and core phase of the building, with one of the residential buildings having been topped out. The construction is scheduled to be completed and the first apartments handed over to owners in the first quarter of 2024.
“This is our first residential development in Wrocław, one of the most promising local markets in Poland. We are seeing strong and growing interest from international investors here, which is attracting students and skilled workers looking to settle down here for the long term. The ŁAN estate may be the answer to their housing needs, especially as it is very well connected to the motorway ring road,” says Szczepan Barszczewski, Vice-President of the Management Board of Polski Holding Nieruchomości for investments.
The ŁAN estate consists of four 4-storey buildings with 172 apartments planned. The developer has provided 153 parking spaces in the underground garages, which are located under the residential buildings and the internal patio, and 72 spaces for cars in the external car parks around the estate. After completing the shell and core phase of the residential complex, a phase that took 10 months, the general contractor is now starting the finishing works on the facade, as well as the installation works.
“Construction works at the ŁAN estate are proceeding as scheduled. In the last few days, we have completed the construction works and the buildings have reached their target height, which is why we are meeting today to celebrate the so-called topping out. I hope that the next stages of the works will proceed just as smoothly and quickly in order to meet the deadline for completing the works and commissioning the building, which we have planned for the first quarter of 2024. The ŁAN estate, which offers one-, two-, three- and four-room apartments, is becoming increasingly popular with customers. The offer is dominated by 2-room units of 34-54 sqm, with interesting layouts, perfect for investment purposes, and 3-room units of 47-69 sqm, designed for families with children. The development also includes studio flats, ideal for singles or students. The height of the units is 2.60 m. There are also storage rooms available to residents.
The buildings of the ŁAN estate are designed so that the surrounding nature can be seen from each apartment. There will be a green patio for residents to enjoy, with a children’s playground planned around it, as well as safe pedestrian routes. Gardens are provided for some of the units located on the ground floors of the buildings. The development has spaces planned for commercial premises.
