The INTRACO Prime building has strengthened its position in the area of sustainable construction. The facility, with a score of 80.4%, received a BREEAM “Final” certificate at the Excellent level. This means an increase in the certification score obtained at the design stage. In two categories, i.e. for transportation and water management, the building received the maximum score of 100%, and for ecological solutions – 90%.
INTRACO Prime is a state-of-the-art A-class office building with an area of ca. 13,000 sq. m. The occupancy permit for the building was issued in March. The handover of the space to the first tenants is scheduled for the third quarter of 2022. The project was carried out according to the very strict requirements of BREEAM environmental certification.
The BREEAM Excellent level means the fulfillment of over 70% of all certification requirements and sums up the excellent quality of the building’s design solutions and workmanship. Many of the materials used during the construction of INTRACO Prime were sustainably sourced, i.e. had EPD environmental declarations or ISO-standard environmental certifications (e.g. concrete, facade glass and mineral wool). The waste generated during construction was properly planned and monitored, so that more than 97% of the waste did not end up in a landfill, but was recycled. The finished building will feature a full range of energy- and water-saving solutions.

The construction of INTRACO Prime was a “brownfield investment”. That is why, from the very beginning, it was part of the city’s strategy of responsible land use. The number of “green” solutions, as well as the way the construction process was carried out, paid off in the form of a high certification level. I believe that our next investments will also be built in the spirit of sustainable development,” said Tomasz Sztonyk, Member of the Board of Polski Holding Nieruchomości.
“We are pleased to have met the challenge of raising the certification level from Very Good at the design stage to Excellent at the as-built stage. The building incorporates a number of amenities that increase the comfort of use and cost-effectiveness and also minimize the negative impact on the environment. Modern building systems for measuring utility consumption and controlling the lighting, secure bicycle parking spaces and chargers for electric cars are just a few of them. During the BREEAM certification process, it was also extremely important for the general contractor to carry out the work properly, organize the construction in an exemplary manner, use materials from sustainable sources and minimize the production of construction waste,” said Błażej Szymczyński, Associate Director, JW+A – BREEAM assessor of INTRACO Prime.
