PHN Begins Construction of an Intimate Development in Downtown Warsaw

Monday, January 20, 2025 - 15:12

Polski Holding Nieruchomości has signed an agreement with general contractor Unibep to develop a unique residential project at al. Jana Pawła II 34 in Warsaw. The project will include 46 modern apartments, sales of which will begin as early as March this year. Construction is scheduled for completion in the first quarter of 2027.

PHN’s project is unique not only because of its prestigious location, but also due to its nature. It will involve comprehensive revitalization and expansion of the existing property, which will combine residential and commercial and retail functions. The newly constructed building will stand out with its modern, cascading architecture. The revitalized part will include nine floors above ground, while the new part of the building will include six floors. Apartments on the upper floors will feature spacious terraces and balconies, a rarity in this part of the capital.

The development also includes two levels of underground garage and one above-ground, storage units and bike sheds, which will provide everyday comfort for future residents.

“The investment at al. Jana Pawła II 34 is a special project for us – it is PHN’s first development involving partial revitalization and expansion of an existing property. Thanks to its prestigious location, intimacy and limited number of apartments, the investment has already attracted a lot of interest from customers, which pleases us immensely and reinforces our conviction that the project will meet with great appreciation on the market,” said Wiesław Malicki, President of the Management Board, Polski Holding Nieruchomości S.A.

“We would like our new development to become an integral part of the urban landscape, a showcase for the center of the capital. Although the project is intimate, it is also extremely challenging due to its location in the very center of the capital. Building in such a place is a challenge, not only because of the technical aspects, but also due to huge social expectations, which we will certainly try to meet,” addedJacek Krawczykowski, Vice President of the Management Board for Investment, Polski Holding Nieruchomości.

PHN is engaged in the development of projects that not only meet market needs, but also match the growth of the capital, enriching its architecture and residential offer.

“We are extremely pleased that this yet another investment we are making with PHN. This proves that the cooperation has been going well for years and that we meet the high standards of quality of workmanship of the investor, with whom we have recently worked on the “Kolej na 19” estate in Warsaw, or the “Olimpijczyk” estate in Łódź,” says Leszek Gołąbiecki, Vice President of the Management Board of Unibep S.A. “I want to emphasize that we always look for the best solutions for our clients. We will make every effort to ensure that the buildings are handed over on schedule and that the workmanship meets the expectations of both the investor and future residents”.

There are numerous tram and bus lines in the vicinity of the development, which allows quick access
to all key areas of the city. The property is also in the vicinity of major cultural, service and business outlets, adding to its attractiveness.

In addition to this project, PHN is currently developing four other residential projects that will deliver more than 600 new apartments to the market. Furthermore, other residential developments are in the pipeline, continuing the rapid growth in the real estate market.
