PHN Enters Premium Real Estate Market

With the analysis of its real estate portfolio completed and works on the PHN Group’s growth strategy nearing completion, Polski Holding Nieruchomości is already entering the premium apartment market. The first to be revitalized will be the tenement at ul. Foksal 10, the former Maria Przeździecka Palace. The building will be restored in its original style, and its standard will be raised to premium.

Following the completion of an intensive analysis of the PHN Group’s portfolio, another targeted decision was made to start developing premium residential projects. Properties situated in the most prestigious locations in Warsaw have been selected from the Group’s portfolio, including Foksal 10, Lotaryńska 11 or Poselska 28/30, where luxury apartments for sale will be built.

“The premium real estate market in Poland grows more dynamically every year, and the demand for unique and luxury projects remains very stable, regardless of the economic situation. Given the favorable market conditions, namely the significant interest in unique projects, and in an effort to develop our properties in the best way possible, we decided to dynamically enter the premium market. This will allow an additional, interesting diversification of our commercial housing portfolio,” said Wiesław Malicki, President of the Management Board of Polski Holding Nieruchomości S.A.

The revitalization of the tenement at ul. Foksal 10 will include the construction of 7 unique apartments with an average space of about 150 sqm, including a top-floor penthouse of 350 sqm, with an exceptional view. All units will feature above-average floor heights – from 3.5 meters to as much as 6 meters. The incorporated superstructure will include a striking roof with modern dormers to provide adequate light to the penthouse. The apartment building will also include a concierge, a wellness area and an underground garage with an elevator for cars. Design works and arrangements with the conservation officer are currently underway. According to the expected schedule, construction works should begin in early 2026, and last until mid-2027.
