PHN Group Announces Construction of New INTRACO Skyscraper

PHN Group, owner of the INTRACO office building at ul. Stawki 2 in Warsaw, has announced its decision to demolish the existing building. This is the beginning of a new phase – preparations for the construction of a modern, energy-efficient and environmentally friendly high-rise building, which in its new form will continue INTRACO’s recognizable presence in this part of the city, while respecting the history of the site.

The current INTRACO building, despite years of attempts to modernize it, no longer meets today’s technical standards and market expectations – both in terms of user comfort and environmental performance. As a commercial company, PHN must make rational decisions – not only because of its obligations to shareholders, but also out of concern for the quality of the space it offers and the development of its real estate portfolio.

“It was not an easy decision, and it is not a simple process, but a responsible approach to the energy efficiency of buildings and the growing expectations of all of us for safety do not allow for endlessly putting off the inevitable. We have a good project ahead of us, as well as the hardship of the transition period, but we firmly believe that the new INTRACO will not only match the current expectations and visual standard of modern skyscrapers, but will continue the beautiful history of the Warsaw business,” said Wiesław Malicki, President of the Management Board, Polski Holding Nieruchomości S.A.

PHN Group is launching a procedure to select a professional partner for the demolition of the current INTRACO – a number of expectations have been prepared regarding experience in such an operation, an utmost ecological approach in the context of recovering materials from the demolished building and the absolute minimization of the nuisance of the process for the environment. We are deeply aware that this will be a hindrance during the demolition period, but that is why we want to choose a very experienced company, and only with such a valuable partner will we prepare a precise plan and solutions.

“We have provided for a number of eco-friendly solutions in the new building, including a facade with photovoltaic elements, energy recovery systems, full infrastructure for cyclists and advanced facilities for people with disabilities. The entire project will comply with the EU’s environmental taxonomy and apply for the highest levels of certification, including BREEAM, WELL, WiredScore, SmartScore and Access4You ,” said Jacek Krawczykowski, Vice President – Member of the Management Board for Investment, Polski Holding Nieruchomości S.A.

A renowned architectural studio FS&P ARCUS, led by architect Mariusz Ścisło, is involved in the design works. The design of the new INTRACO will retain the current height of the building – 107 meters – with fewer floors (23 instead of 39), which will translate into a modern standard of floor heights, better lighting and greater working comfort. The facade and selected elements of the body will follow the shape of the current building, creating a coherent continuation with INTRACO Prime and the surrounding buildings.

The process of selecting a demolition company is scheduled to be completed in late autumn 2025, and the demolition itself is expected to begin in late first and early second quarter of 2026. Further steps and an implementation plan for the new INTRACO will be presented once the design works are completed.
