PHN Group Has Completed an Important Milestone in the Construction of the VENA Office Building

PHN Group has completed an important milestone of construction of the VENA office building at al. Prymasa Tysiąclecia 83 in Warsaw. The closing and topping out of the shell and core is another step in the development of a modern and sustainable office building that will enrich Warsaw’s A-class real estate market by 15,000 sqm. The construction is expected to be completed in the first quarter of 2026.

The VENA office building, located in the heart of Warsaw’s Wola district, is a project that sets new standards for modern and sustainable office architecture. VENA combines an intimate form with functionality, which perfectly meets the growing needs of the capital’s A-class office market. The office building is in the process of obtaining the BREEAM certificate with the Excellent rating, which will confirm the its compliance with the highest environmental standards, as well as the “Barrier-Free Facility” certificate, which will ensure full accessibility for people with special needs.

“The closing of the shell and core of the VENA office building is an important milestone in the implementation of this development, which is one of the key projects under our “New Start” strategy for 2025-2030. We are currently amid advanced talks with tenants who are considering leasing all available space in the office building. VENA is a project that stands out from other office developments in Warsaw. A modern facade with three-dimensional profiles, energy-efficient installations and smart building management systems are just some of the solutions that will ensure comfort and reduce operating costs. The office building envisages spacious green terraces, as well as parking spaces for cyclists and charging stations for electric vehicles. Such solutions are perfectly in line with PHN Group’s strategy, which focuses on sustainable development and eco-friendly solutions.

The general contractor for the project is Skanska, an experienced construction company which ensures high-quality implementation of development and office projects.

VENA is located in one of the most rapidly growing areas of Warsaw, at al. Prymasa Tysiąclecia. It is a project that offers excellent transportation accessibility thanks to its proximity to the Młynów underground station, the newly built tram line on Kasprzaka Street, the Warszawa Młynów SKM station and the Warszawa Zachodnia Railway Station. These connections make VENA an excellent alternative to the congested Daszyńskiego Roundabout, as well as provide convenient access to trams and buses. The implementation of VENA also includes the construction of a connection between 31 KD-D Street and Ordona Street, which will increase traffic accessibility of this part of Wola and facilitate daily life for residents of nearby neighbourhoods. It is also part of a broader vision to develop Wola as a modern business district that combines office, residential and service functions in one place.
